Property Management & Letting of the complex (non-compulsory):
Serena Residence is a high quality and very elegant holiday complex and thus all apartments are designed to the highest standard of finish and furnish to match the necessary requirements for luxury holidaying. Property management and letting will be offered from the investor.

Maintenance of the complex (compulsory):
The maintenance of the complex will be organized by the investor. The annual maintenance charge is 10 Euro/sq.m. on the property owned, VAT excluded, and will cover the maintenance and upkeep of the complex, bills for water and electricity for the communal areas (corridors at the block). This charge is compulsory for all owners of properties at Serena Residence. The maintenance contact has to be signed not later than 30 days after the signing of the preliminary contract.

Reservation of Apartment & Agency Commission
Any apartment in the Serena Residence can be reserved immediately with a non-refundable deposit of 2000 Euros, paid into the developer’s bank account by credit card or bank transfer. The reservation deposit will hold the property for maximum 28 days when the preliminary contract will be signed and the first installment shall be paid.

Payment Plan
• 2000 Euro reservation deposit, non-refundable.
• 30 % first installment when signing the preliminary contract some 28 days after the deposit is paid (minus the deposit)
• 70 % second installment in approx. 30 days after the preliminary contract was signed, prior or after the moment of the transferring of the ownership of the property to the owner.

Prices, Sizes, Availability (constantly updated and valid!)
Prices are final. On top of this price you will also need to pay the Notary fees, stamp duty and local tax (approx. 3 - 4 % on the price shown on the Title Deeds).
Every owner of property in Bulgaria pays an annual property tax and local communal tax the amount of which depends on the size of the property.
