This apartment is located on the 5th floor (fourth above the ground floor) in Excelsior - one of the most popular holiday developments in the resort of Sunny Beach. The development was built in 2007. It is set second line from the sea and the beach and is in close proximity to the central part of the resort (a 5 minute walk) and to all tourist attractions.

The development consists of 100 apartments and has a swimming pool (with zones for adults and children), a snack bar, a well maintained garden, and a reception area (which functions during the summer season). On the ground floor there is a restaurant, a food shop and other shops. The architecture is modern and the materials used during the construction and finishing works are top quality. The development was built by a reputable development company that has a few finished and functioning holiday complexes and hotels in the area of Sunny Beach and Sveti Vlas. However, Excelsior’s greatest asset is its location.

The apartment we offer for sale is a one-bedroom flat which faces the garden and the swimming pool of the development. The property also benefits from the fact that it is on a high floor (5th penultimate floor) which means a nice view and peace and quiet. The apartment is located at the end of the corridor, as there is only one more apartment after it. The layout is functional and the living-room and the bedroom are separate, not transitional. The area of the property perfect for a holiday home: the net area is 60.30 sq.m., as the total area with the common areas is 71.14 sq.m.

The apartment is fully fitted and furnished and is ready to be lived in – the only thing it doesn’t have is a TV. The property consists of a large living-room with a fully fitted kitchenette (a large fridge, a washing machine, hobs and oven), a bar area, a sitting area with a coffee table, a TV & media unit. The bedroom is a good size and it has a double bed, a wardrobe and a dressing table/desk. The living-room and the bedroom both have access to a large terrace facing the garden. The terrace is big enough to fit a table and four chairs. The bathroom is a good size as it has a bath with a shower, a lavatory, a sink and a boiler. The floors are terracotta and the walls are painted white. The doors are high quality MDF. The apartment has separate air-conditioners in both rooms.

The present owner of the apartment is its first owner and has used the property very little. The property’s condition is very good and the new owner can use it themselves or rent it out. There is a property management company in the complex which offers the service of managing and letting the apartments to tourists. The rental return is good due to the central location of the development and the good quality of the apartments.

The common areas of the buildings are well finished, the lift is from stainless steel and has automatic doors. The garden area and the pool area are wonderfully landscaped, as the alleys are made of stamped and painted concrete. The maintenance of the building, the common areas, the garden and the pool is done by a team of professionals that works in the development all year round. The obligatory maintenance fee is 7 EUR/sq.m. per annum. The annual maintenance fee for this apartment is 498 Euro.

Parking spaces are available in the paid parking lot set close to the development.
