MANAGEMENT AND MAINTENANCE OF THE COMPLEX
The investor of the project is engaged in the entire organization and management of the complex. All apartment owners are obliged to pay an annual fee for the maintenance and management of the complex at the amount of EUR 13.20, VAT excluded, per square meter of their property. The fee includes the following services:
Internal organization within the complex (security, reception).
Assist the owners regarding their undisturbed stay and exercising of their property right in the dwellings and the complex as a whole.
Technical maintenance and subscription servicing of the common facilities (lifts, fire alarms, heating and ventilation systems), the equipment in the rest of the common parts of the building, the parking lot, lawns, alleys and playgrounds.
Greenery of the complex (alleys, lawns).
Organizing the security of the complex (guards, admission and access control).
Organizing of the sanitary, hygienic and ecological measures in the complex and the common parts of the buildings (disinfection, disinfestation, cleaning).
Insurance: fire, earthquakes, natural disasters and accidents, harmful actions by third parties (vandalism), burglary.
Use of wellness centre: swimming pool, sauna, gym, Jacuzzi (except for the paid services).

Payment of electricity, heating and water supply bills for the common parts.
LETTING AND RENTAL INCOME
The property management company of the complex can organize the letting services and advertise the apartment among skiers and tourists. Full service and local assistance is provided to the tourists, as well as to the owners, such as key holding, payment of bills, property cleaning and washing of linen, change of consumables, rental collection, constant communication with the property owner by email or telephone, etc.
RESERVATION OF APARTMENTS
Any apartment in Bansko Royal Towers can be reserved immediately with a non-refundable holding deposit of 5% of the purchase price, payable in cash, by credit card or bank transfer. The deposit will hold the property reserved for a maximum of 30 days after which the buyer, depending on the payment plan, shall sign a Preliminary Contract or shall pay the full price of the property and become its owner.
BULGARIAN PROPERTIES charge 3% agency commission.
PAYMENT PLANS
Plan A - Standard
5% of the purchase price non-refundable deposit when reserving your apartment.
95% of the purchase price upon certifying the deal before a notary and receiving the ownership documents (maximum 40 days after reserving the apartment).
Plan B - Deferred payment with 8% interest
Deferred payment for 1 year with 8% interest - the price must be paid on 4 equal instalments for 1 year, each instalment to be paid on every 3 months. The buyer can use the property or rent it out immediately, after the first instalment is paid. The ownership of the property will be transferred to the buyer after the last instalment is paid.
